La Vila Joiosa is the capital of the Marina Baixa district and keeps an old town of terraced houses, many of them very old and rebuilt several times. In properties like these it is common to find discrepancies between what the Land Registry says, what the Cadastre records and what is actually standing, as well as homes without a valid habitation certificate. None of this prevents a purchase, but all of it affects the price, the utility connections and the timescale.
The town combines that traditional core with residential urbanisations along the coast, closer in character to Benidorm: communities of owners, fees and special levies. It is worth knowing which of the two scenarios applies to you, because the pre-purchase checks on an old town house are not the same as those on an apartment in an urbanisation.
A practical point for anyone who does not speak Spanish: La Vila Joiosa is a Valencian-speaking municipality and some of the council's paperwork may be issued in Valencian. This does not affect its validity or the deadlines, but it is worth bearing in mind when reading notifications and bills. We translate them for you and, when a document then has to be filed with another body, we arrange the sworn translation.
