Buying a home starts well before going to the notary. We verify the legal status of the property with the land registry extract, verify there are no liens, community debts or unpaid property tax (IBI), and examine urban documentation (certificate of occupancy, municipal licenses, energy certificate).
Deposit contract and financing
We review the earnest money deposit contract (contrato de arras) or reservation agreement before you sign it, ensuring terms, deadlines and penalty clauses are balanced. If you finance the purchase, we advise you on the financial documentation requested by Spanish banks.
Signing before a notary
We schedule and coordinate the appointment with the notary office, verify the deed accurately matches agreed terms, and accompany you to the signing, with interpretation if required.
After the purchase
We settle the taxes on the transaction, manage registration in the Land Registry, change utility contracts and town hall property tax records, and explain your recurring tax duties, especially if you are a non-resident.
