Certificate of occupancy (cédula de habitabilidad)
This official document certifies that a dwelling meets statutory minimum habitability and hygiene standards. Regulations depend on the Autonomous Community; in many regions it is mandatory to connect utilities (electricity, water) or rent out the property. We verify whether yours is valid and, if expired, manage its renewal or issuance.
Municipal licenses
- Building permits (licencia de obras): required for renovations, structural modifications, or property extensions.
- First occupancy license (primera ocupación): required for newly constructed properties or after major structural works.
- Activity or tourist rental license: mandatory if designating the property for commercial activity or short-term vacation rental, subject to strict local bylaws.
Other municipal administrative procedures
Changing property tax (IBI) ownership records, waste collection taxes, municipal residency registration (empadronamiento), and urban planning certificates.
